New to Florida? Hurricane Season Tips for Panama City & Tyndall Families

If you’re moving to the Florida Panhandle or PCSing to the Tyndall area, chances are hurricane season is somewhere between “mild concern” and “what fresh weather chaos is this?”

Fair.

First things first. Locals are not casually sipping coffee while ignoring hurricanes. We just learn the difference between being prepared and panic buying twelve loaves of bread and fighting over bottled water.

Hurricane season officially runs June 1 through November 30, which means now is the time to get informed and make a plan.

Here’s the newcomer version without the doom and gloom.

Flood Zones and Evacuation Zones Are NOT the Same Thing

This one surprises a lot of out-of-state buyers.

A flood zone relates to a property's flood risk and insurance requirements.

An evacuation zone relates to storm surge risk and whether local officials may issue evacuation orders during a hurricane.

You can live in a lower flood-risk area and still have an evacuation zone, or vice versa. They are two completely different maps.

Before buying or renting, ask:

  • What flood zone is the property in?
  • Is flood insurance required?
  • What evacuation zone applies to this address?
  • Has the property experienced prior flooding?

These are normal Florida questions. No drama required.

Insurance Basics People Wish They Knew Earlier

This is where I gently wave my Realtor flag and say to ask questions early.

Many newcomers assume homeowners insurance automatically covers flood damage.

It does not.

Flood insurance is separate from standard homeowners coverage, and whether it is required depends on factors like location, lender requirements, and flood mapping. FEMA flood maps help determine flood risk and insurance requirements.

Translation?

Insurance conversations are not the sexy part of house hunting, but they are definitely part of smart Florida homeownership.

This is also why working with local insurance professionals matters.

Know Your Evacuation Zone Before You Need It

Please do not wait until a storm cone is pointing our direction to figure this out.

Florida emergency management officials recommend knowing:

  • your evacuation zone
  • evacuation routes
  • shelter options
  • family communication plan

before hurricane season ramps up.

For Bay County and surrounding areas, you can look up official evacuation and flood information through local emergency management resources.

This is one of those “future you will be grateful” tasks.

Hurricane Kits Are Not Just for Survival Shows

No need to prepare for the apocalypse.

Just be practical.

A basic hurricane kit should include:

  • water
  • shelf-stable food
  • medications
  • flashlights
  • batteries
  • pet supplies
  • chargers
  • important documents
  • cash
  • comfort items for kids

Florida emergency officials recommend preparing kits and emergency plans ahead of time, not while standing in a checkout line with 300 stressed strangers.

Generators, Shutters, and Home Prep

If you own a home here, storm prep becomes part of home maintenance.

Some common conversations I have with buyers include:

  • whole-home vs portable generators
  • storm shutters
  • impact windows
  • trimming trees
  • securing outdoor furniture
  • roof age and condition

Preparing your property before hurricane season helps reduce risk and makes storm prep much less stressful.

And yes, patio furniture becomes airborne if ignored. Florida likes to keep things exciting.

The good news?

People live, work, raise families, and thrive here every day.

Hurricanes are part of life on the Gulf Coast, but so are beautiful beaches, strong communities, and neighbors who show up for each other.

The key is simple:
