How to Start Your House Search From Out of State... or Another Country

Depends on the day, right?

One minute you're living your life. The next you're trying to figure out schools, movers, BAH, whether your couch is worth dragging across the country again, and somehow, you're expected to buy a house too!?

As a military spouse who's survived more moves than I care to count, I get it. I've been the one sitting overseas trying to figure out neighborhoods from Google Maps. I've been the one wondering if the house looked amazing or if the photographer deserved an award. I've been the one trying to make huge decisions from thousands of miles away.

The good news?  Buying a home from another state, or another country, is absolutely possible.

The trick is knowing where to start.

Stop Looking at Houses for a Minute

I know, that's probably not what you wanted to hear. But before you fall in love with a house online, you need to figure out what you're actually looking for. Not just the number of bedrooms. Not just the pretty kitchen. The lifestyle.

Ask yourself:

  • How far are you willing to commute?
  • Do you want a neighborhood or more space?
  • Are schools important?
  • Do you want to be close to restaurants and shopping?
  • Is this your forever home or your next duty station home?

A house can check every box and still be completely wrong for your family.

That's why understanding your priorities comes before understanding the listings.

Learn the Areas Before You Learn the Houses

One of the biggest mistakes I see relocation buyers make is focusing on homes before they understand the communities. A house can change, the location can't.

If you're moving to the Panama City area, here are a few places buyers ask me about most often.

Lynn Haven

Lynn Haven is one of the most requested areas for military families.

It has a strong sense of community, plenty of parks, youth sports, local events, and a small-town feel while still being close to everything you need.

Callaway

Callaway is one of Bay County's best-kept secrets.

Buyers are often surprised by how much house they can get here without sacrificing location, convenience, or neighborhood appeal. You'll find everything from waterfront communities with bay access to established neighborhoods with mature trees and larger lots.

Add in shopping, restaurants, everyday conveniences, and a quick drive to Tyndall AFB, and it's easy to see why so many military families end up loving Callaway.

Panama City

Panama City puts you close to shopping, dining, medical facilities, entertainment, and plenty of housing options.

It's a great fit for buyers who want convenience and variety.

Panama City Beach

Yes, there are actual people who live here year-round. No, we don't all spend every day on the beach.

But if coastal living is your thing, Panama City Beach offers everything from condos to family neighborhoods with easy access to the Gulf.

Know When It's Time to Get Pre-Approved

Notice I didn't say get pre-approved the second you hear a rumor about orders. Military life doesn't work that way. Sometimes you know you're moving but not where. Sometimes you know where but not when. Sometimes you know both and then everything changes.

Mortgage pre-approvals don't last forever, and there's no reason to keep repeating the process if you're still months away from making decisions. What you can do is have a conversation with a lender early. Ask questions. Understand your options. Then when your timeline becomes more certain and you're ready to actively shop, get your pre-approval in place.

The goal is being prepared. Not collecting paperwork three different times because the military decided to keep things interesting.

Build Your Must-Have List

This is where I tell buyers to separate needs from wants.

Must-haves are things like:

  • Three bedrooms
  • Home office
  • One-story layout
  • Attached garage
  • Fenced yard

Nice-to-haves are things like:

  • Fancy backsplash
  • Trendy light fixtures
  • Pinterest-worthy laundry room
  • That giant soaking tub you'll use twice

When you're shopping from another state or overseas, focusing on functionality keeps you from getting distracted by cosmetic stuff that can be changed later.

Find a Realtor Who Will Tell You the Truth

If you're buying from out of state, your Realtor becomes your eyes and ears.

You need someone willing to tell you:

"The pictures make the yard look bigger."

"That road is busier than it appears online."

"The neighborhood feels completely different in person."

"The house is great, but based on what you've told me, I think you'll like this other one better."

You don't need a cheerleader. You need a guide. Especially when you're making major decisions from thousands of miles away.

Video Tours Are Your Best Friend

One of my favorite parts of working with relocation buyers is doing video tours. And not the polished, HGTV version. The real version.  The weird corner behind the door.  The backyard view.  The road noise.  The neighborhood.  The stuff listing photos somehow forgot to mention.

Because while technology is amazing, it still can't replace having someone on the ground showing you what life actually looks like.

Have a Plan... Even If the Military Changes It

If you've been a military family for more than five minutes, you already know plans are more of a suggestion than a guarantee.

You don't need every detail figured out before you start. What you do need is a team that understands military relocation and can adapt when things change. Because they probably will.

Having people in your corner who understand PCS timelines, VA loans, long-distance home buying, and military life can take a lot of stress off your plate.

Trust me, you have enough on your plate already.

Buying a house from another state or another country can feel overwhelming.

But it doesn't have to be.  Start by learning the area. Understand your options. Build the right team. And remember, you don't have to figure everything out on your own.

Military moves are chaotic enough.  Your home search doesn't have to be.
